The long-vacant Sears store in St. Paul sold for $7 million, and it will likely be transformed through an adaptive reuse project. However, the new owners don't have concrete plans for the property yet. Eddie Ni, CEO of Illinois-based developer Windfall Group, and local broker Marshall Nguyen are part of the new ownership group for the property, located at 425 Rice St. Both are also involved in the redevelopment of the former Gordmans store at Burnsville Center. Nguyen represented himself and his fellow investors in the sale, like he did when he, Ni and others purchased about 125,000 square feet of Burnsville Center for $10.
